Coordinate with the selling agent and/or their transaction coordinator, escrow officer, and all other parties involved throughout the transaction.
Monitor all the deadlines specified in the purchase agreement throughout the transaction.
Schedule the wood destroying pest inspection and all other inspections specified in the purchase agreement.
Order the natural hazard disclosure report, home warranty policy plan, and all other reports specified in the purchase agreement.
Prepare a full seller’s disclosure package including all of the required C.A.R. and broker forms, and deliver it directly to you the agent and/or the seller(s) via Email, or DigiSign.
Deliver the executed seller’s disclosure package to the selling agent and/or their transaction coordinator, for the buyer(s) to review, approve, and execute.
Deliver copies of the wood destroying pest inspection report and any other reports to the selling agent and/or their transaction coordinator, and escrow officer.
Upload all the disclosures, documents, and reports into an online transaction management platform as they are received or executed throughout the transaction.
Provide the agent with 2 copies of the file in a PDF format upon the closing of the transaction. A complete CalBRE/Broker compliant file and a seller’s file.
Provide Transaction Concierge with your broker’s checklist.
Review the drafted escrow instructions.
Review the preliminary title report.
Complete the agent visual inspection (AVID).
Advise the seller(s) regarding contingency removals.
Complete the verification of property condition (walk-through).
Draft contract addendums, negotiate repairs, instruct escrow officer to amend escrow instructions, negotiate any terms, which could or will amend the original contract including but not limited to repair requests.
Provide all mandatory city transfer documents, and local and/or board disclosures to the agent and/or assigned transaction coordinator.

The preparation seller’s short sale package
The submission of complete package to all lien holders
Any negotiations needed with all applicable parties
Obtain short sale approvals
Monitor the file through successful closing of the subject property.
The Short Sale Division will remain the primary contact to all lien holders, unless otherwise written, until the successful funding and recording of the subject property.
